We are having our house appraised tomorrow morning for a re-finance(just found out a hour ago). What exactly will he look at and how difference will it make if the house only clean as opposed to scrupulously clean? Do I need to make sure the tub is scrubbed and the dust bunnies are out from under the bed, or will he not look that closely?

I have four kids. No one gets docked for dust bunnies, or dirty laundry or a macaroni-and-cheese encrusted playroom.
Deal with the big stuff. Has your OCD runner husband kept enough paint on the windows to keep them from rotting? I have not! Have your kids kicked the downspouts away so it looks like your basement has been leaking since the house was built? Is the shrubbery trimmed enough so that he/she can walk around the outside of the house and easily measure it? Are there inexplicable water stains on your ceilings or leaky gutters? Can you rattle off a list of any updatings you have done since you have bought the house? You don't need a receipt for every can of paint, but carpet and floor, mechanicals, etc.?
The appraiser is just looking to make sure your house is in generally similar condition to other homes in the neighborhood. I am looking at a $3.6 million house in Lake Geneva tomorrow and the owner's biggest worry is what to do with her three kids while I am there.

Lucky for her her I planned this appointment around lunch and there is a sushi bar and Starbucks within a block of each other in Lake Geneva. It should be dowhill from there.

Okay, I think we can handle that kind of stuff. Unfortunately we don't have time to trim up the shrubs (which do need it) or stain the back deck (which also needs it), but I'm happy to say the windows are not rotting and the house is at least as nice as others in the neighborhood. We really want this to go through without any further delay.
We applied for the re-fi on 10/1 and we were suppoed to close on 11/19. When I called Tuesday to find out why they appraisal hasn't been done she informed me she faxed the request to the appraisor early Oct, but it wasn't received on his end. :rolleyes: (in reality, I'm sure she forget to fax the request out). She said she would put a rush on the everything, but there was no way we could close until the week before Christmas.
We sent an e-mail today saying that wasn't acceptable and we wanted to close no later than 12/2 or we would consider other options. We just happened to cc it to her manager and lo and behold, the appraisal is going to happen tomorrow and the closing is going to happen on or before 12/2. Guess the squeaky wheel gets the grease.
Well excuse me, I need to chase some dust bunnies.

No, he is not doing our house. Shoud've requested him though. We coulda paid his travel expenses.
I only wish our house was worth $3.9 million - I sure wouldn't be worrying about dust bunnies under the bed if that were the case - I'd be letting the maid do that.

That is my favorite trick for many occasions....cc the boss and suddenly everyone bends over backwards to accommodate....hehehe
I thought Jerry stained the deck this summer? Does it need it again already? Good thing we don't have one, that would make me nuts. Concrete needs nothing but a little scrubdown now and then.

Jerry stained the front deck but for some reason didn't get to the back deck. Think it could be those 60 mile weeks?
The appraiser has been and gone already. He was here for a grand total of 15 minutes. Let's see, the cost for the appraisal is $300 and he was here for 15 minutes, that means he making $1200/hour. Is that how it works EL? Drinks on Ersty in Madison everyone, he's loaded!!!

New 8,500 square feet of house, 115 feet of frontage on Lake Geneva, two kitchens with professional appliances, two decks, a balcony, a "Media Room" with a 15' projection TV, central vac, three furnaces, lawn sprinkler system. Three fireplaces, four stories, two laundry rooms, wood and tile floors throughout, six bedrooms, four or five baths.
Delightful 30something couple from Chicago who own a few businesses, I think. They have a house on the ocean somewhere out east. Three kids who watched Monsters Inc. on the floor while I was there. I was there about an hour and we talked about everything from dogs to arm wrestling with difficult home builders. She actually told me they "ran out of money" on their landscaping. She drove a minivan that was a cluttered with kids' trash as much mine.
